Why should you consult a surveyor?

Has the neighbor encroached on the property line? Is the neighboring building too close to the property line? Who owns the fence, and who is responsible for maintaining it, even if it is already in very poor condition or the boundary wall is in danger of collapsing?

They can precisely define the boundaries of their property once and for all and have them officially recorded, guaranteeing them for themselves, their children, or future owners. This is a crucial prerequisite for a planned sale. Not only can the seller then point to clear legal relationships and ensure there are no ambiguities regarding the boundary lines—which is particularly important when carrying out construction projects—but the land area is also clearly defined, as this is still the primary factor driving most purchases.

Please note that in the old boundary cadastre, the area specification is merely a non-binding indication, and no one guarantees this area—not even the state, which otherwise guarantees all property rights registered in the land registry. Incidentally, you also pay the annual property tax based on this (inaccurate) area. And who wants to keep overpaying the tax office?
